I offer service within a 10 mile radius around Bartlesville with no travel fee. For appointments outside of this 10 mile service area, a fee of .60 per mile round trip will be charged for gas and time.

Please place orders here so my calendar / time is blocked out appropriately and I don’t have to try to keep everything straight in my brain. I also ask that you place an order by 8pm the night before.

It is appreciated if cancellations and re-scheduling be done at least 24 hours in advance, as I do this part time and make arrangements per job. There is no fee for canceling, but 90% of the total will be refunded to cover processing fees and time spent coordinating.

Agents / sellers should have the property prepared (cleaned & staged) how they’d like it to be photographed before the appointment time, including any needed repairs, exterior landscaping, or current owner possessions being stored.

Reshoot requests due to the property not being photo ready before the scheduled appointment time will be billed as another appointment.

I give my best effort to show listings at a high value. That being said, I capture what is seen. Please see your pre-shoot email instructions sent a day in advance via email for reminders and a few recommendations to have the listing in its best shape.

If a property is not ready at the originally scheduled time, rescheduling should be requested 24 hours in advance.

Reshooting applies to listing photos only. Other services require a new order to be submitted.

If inclement weather prohibits me from providing you with highest quality media, I will prioritize rescheduling a shoot of the property at my earliest possible time.

Media delivery is guaranteed within 24 hours after the appointment time. I average less than 18 hours, but extenuating circumstances may occur, requiring additional time so that the highest quality product can be provided. If your appointment is schedules before noon, your delivery will be 9am the next morning, If after 12pm, your delivery will be at 12pm the following day.

*Saturday appointments will be delivered the following Monday at 9am, as I Sabbath with my family and church community on Sundays!

Photo issues and imperfections that are a result of editing will be fixed by me at no cost as quickly as possible. Requests for additional photo edits not due to editing issues will be billed at cost +25% for the additional time I’ll give to communicate and edit.

Money can cause tension between friends, and I want to be your friend! Waiting extended periods of time for invoices to be paid is no fun and keeps me from focusing on current orders.

So, payment is due at the time of placing an order to help me prioritize the fast pace of listings and provide the best possible results. For additional edits and reshoots, payment is required before download access is given.

NOTE: If one of my multiple team members are unable to meet the scheduled time, a refund will be processed immediately.

Any media I create for an agent or team may be used by that agent or team for any marketing and campaigns directly associated with the property and for the agent’s self-promotion.

Please note however, that I own all media, and grant license only to the agent and not to any third parties.

Therefore, I have the right to use and reuse any material created by myself of my the team for the promotion of the business. The client accepts no monetary gain from this use. The client may use the media, but transfer or selling of any media is prohibited. Any usage of the media by a third party, including builders, stagers, designers, sellers, or buyers, is strictly prohibited unless approved and licensed in writing by myself prior to usage.

Backup drives for storing digital files are not expensive. But! In an effort to keep my expenses down and not take up physical storage space, I keep raw files until the listing sells in the event additional edits are needed. Final / delivered edits are kept forever.

Upon hiring me to provide listing media, you acknowledge to have read and fully agree to all terms and conditions above.
